: For the original poster's concern, I absolutely agree that this is a question to address with the title officer BEFORE the buyer closes escrow.

: Not unlike the pilot's perspective that the extra length of runway behind you won't be of any benefit when taking off from a short field airport.

Nor will it be much good to you when landing at a long runway airport.
