I'm also working on an investor to get more capital together. My plan is not to hold. I just want to rehab and flip (I've got experience doing this. This is what I was doing before I was building spec houses and had to stop due to market downturn). I don't want to hold. I want to generate cash with flips because I need cash (pay off some debt, fund a start up company, and for a few personal needs and goals). Altho I've been looking in the greater LA area (because I have a rehab crew located there), I live in Palm Desert area (Idyllwild). But easy problem to solve, I can put a crew together out here in Riv County too. I think I will begin to haunt the Coachella Valley trustee sales and get a feel for what is going on here. (Anybody involved here or know what the competition level is in Coachella Valley?)
