Wiped OFF not wiped OUT

Oh, I know this may sound like an anal-retentive, broken record, but the "mantra" needs to be Wiped OFF not wiped OUT.

It isn't the same. A non-federal junior lien is wiped off and detached from the security (property) however, the debt is still not satisfied and remains the obligation of the debtor.

Also, this can be a tricky matter in practise as it relates to HOA liens. Readers can check the archives for the HFC vs, Thaler case citation which provides more details.

For the original poster's concern, I absolutely agree that this is a question to address with the title officer BEFORE the buyer closes escrow.

Not unlike the pilot's perspective that the extra length of runway behind you won't be of any benefit when taking off from a short field airport.
