Since I'm the author of the book, I would like to set the record straight regarding the comments that have been made. First of all, in no way do I teach or imply that one should go to the sale without doing thorough research and simply "copy" what the pros do. In the book I simply mention that there are those who do this, not that you should do this. My book thoroughly covers how to research and pencil out a property to determine your highest bid, etc. It emphasizes the fact that you will get "killed" instead of making a "killing" if you don't do proper research. Also, please note, the "personal guidelines" that I list are geared for the conservative investor, they are not for everyone to follow. The final decision is up to the individual. Keep in mind that even the most experienced investors at trustees' sales make mistakes when doing research: miss a subordination agreement, etc.
