Good grief, haven't been to this site in awhile but now I know I'm not the only one going through male menopause. I guess it is OK to speak because I did pass the California Bar Exam (the first time) many, many moons ago but chose not to practice law.

I for one appreciate your post and always make sure I read them when I'm here. I know Rick wasn't giving you a flaming but just threw in a reminder that many of us old timers are guilty of and that is using the term wipes out. We know what we are saying but I'm surprised at the number of people that have been investing for years thought the liens were now dead, they have even told owners of these properties and/or liens they will be wiped out in the sense they will cease to exist.

So I for one if I happen to use wiped out won't get to excited if someone lets others know I've fallen into the I know what I'm talking about but used shop talk to express it and misled a newbie trap.
