I do not pretend to guarantee that all title companies will not follow suit. I'm stating that as of today July 2, 2009 I'm still getting the info. Furthermore, I've read the new law several times and I still don't see specific verbiage precluding a Title company from providing the aforementioned information.

: For the third time now, yes I'm still getting comps and property reports. Not to say that won't change tomorrow. Contrary to what a lot of newbies believe Title Companies NEVER provided a free list of all liens (Trust Deeds maybe, but you need to know all open liens). Even prelims don't do a SS# search on the Seller. Even a SS# search and a prelim can get tricky. I once owned a lien on a Seller that had two last names (an immigrant from Mexico where two last names are the norm) and two SS#s (That never happens right?). They tried to sell the property without paying me off and I had to go to great lengths to let all parties know (Title, Escrow, the heirs of the debtors estate and the new Buyers) that I needed to be paid.

: Again, I feel it's a non-issue. I usually go into the MLS and search SOLDS, PENDINGS AND ACTIVES. Yes maybe now it takes a few more seconds, but still more accurate. That being said just to be on the safe side, I will sign up for Dataquick within the next month.

: I agree that LA and Orange County should get their act together and put the Grantor/Grantee index online. Take a look at what a small po donk county in AZ like Pinal County has:
