I would be interested to know, if you ask your clients for a copy
of the HUD Statement to see who the lender was in the deal. I have
noted, and Im currently verifying with lenders, the no title seasoning
on VA loans. If this is true, then I can target towns and areas that have tons
of VA buyers, and find short sales in those areas, and flip homes to Va without
much of a hassle from the lender.

Question: how did the investor (agent) contact you, or know of the deal
in the works if the buyers were waiting, and the NOS came due? How did
he know about your deal?

And I will tell you of a commercial modification, with 200K balance reduction, for
a 16 unit apt complex that I just completed. Upon completion, I realized that
if the client wanted to sell in a short sale, I could have contacted
the lender and sold the building for an approx spread of 100K to retail buyer.
Now, Im looking for these deals all over the place.
