I have noted, and Im currently verifying with lenders, the no title seasoning on VA loans. If this is true, then I can target towns and areas that have tons of VA buyers, and find short sales in those areas, and flip homes to Va without much of a hassle from the lender. Question: how did the investor (agent) contact you, or know of the deal in the works if the buyers were waiting, and the NOS came due? How did he know about your deal? This is a nice deal. Upon completion, I realized that if the client wanted to sell in a short sale, I could have contacted the lender and sold the building for an approx spread of 100K to retail buyer.
