To Our Valued Clients: As you are probably aware, all title companies operating in California are regulated by the Department of Insurance (CDI). A letter was recently issued by the CDI informing all title companies doing business in the state that the CDI will no longer permit title companies to provide courtesy copies of recorded documents, comparable sales information and property transaction histories to any person requesting such information. These items have been traditionally included in information packets such as property profiles or have been generally available to consumers who request such items free of charge. The CDI’s letter does allow title companies to continue to furnish upon request the following information…. -- The name of an owner of a specific property -- A legal description of such property as described by assessor’s records -- Specific property characteristics contained in the tax assessor’s records -- Year improved dwelling was built -- Dwelling square footage -- Number of bedrooms and baths -- The real property dimension or acreage -- Number of dwelling units -- Other improvement attributes such as zoning or use designation, swimming pools, views, etc. -- An assessor’s map depicting lot dimensions or lot size We are aware that the CDI’s most recent ruling, and our company’s need to comply with this ruling, creates immediate business interruptions for our valued customers. In an effort to minimize such interruptions, we’re enclosing information below on a data provider by the name of LPS who can provide you an array of real estate information including legal documents for a relatively low cost. This data provider is well known to us as we have purchased large amounts of real estate information from this source. www.AgentPro247.com (for Realtors®) or www.LoanPro247.com (for lenders) For further information on this letter or on LPS, please contact your Chicago Title Sales Representative. We apologize for any inconvenience and appreciate your continued support. Do you understand NOW, JK?
