I have been following the tax sales in LA and OC for the last several years, I really worked the LA properties last year and found it to be a huge feeding frenzy. You can go to the Tax Collector's website and get all the information, you need to order their book with all the parcels in it and they post an updated list of the remaining parcels so you can update your book. The list will make no sense unless you have the book to refer to. I followed several properties that I did a ton of work on, only to have them dissapear from the available property list. I had one final "nugget" left. It was a condo in an exclusive area of Los Angeles that went to auction for $29,000. I set my maximum bid estimating the reahabbed retail value to be in the high $400's to low $500's. Low and behold, I was not the only bidder wanting that property. The winning bid was $475k.

Rick is right, that you have to do a lot of mining to get one nugget, but I really enjoyed the experience. However, I would have enjoyed it a lot more had I been the winning bidder. I'm an optimist, so I would consider doing it again.
