Trustee sale

My understanding is that under current law tenants have 90 days and former owners have 60 days to vacate after the trustee sale. Or I guess more accurately after perfection of title 10 days later or so. My question is this: although one can't evict, can one move in? If they don't have a leasehold (I'm assuming the former owners live there) and they are not the owner then what rights do they have other than eviction? Can I park my car in the driveway? Pitch a tent in the backyard? What law applies under this circumstance?
