I'm merely explaining to the OP why he got a no response from a title company. So sue me. I thought their stated reason was clear. I just believe the real reason is different. I didn't even get a calendar from my title rep this year. I'm not mad at him because I know he's hurting. Not a whole lot of refi business going on and too much of the general market is REOs and the banks have deals already in place for their preferred settelement agents.
