Finding the courthouse steps or its equivalent...In Reply to: Trustee Sales posted by Brian D on June 14, 2009 at 9:47 PM I can't speak for any state other than CA and that may be important, as some states, such as Colorado, all sales are conducted at one central place, per county (and I even believe that there's only one entity conducting the sale, too!). That caveat aside, the question is best answered by determining who are the major foreclosure trustees and/or posting and publishing companies that conduct sales in the county(ies) where you want to buy. In So Cal, there are only a handful of major post and pub companies and they probably do 95% of the sales (just a guess). However, there are a number of small 'boutique" foreclosure trustees who may conduct some or all of the post and pub functions in-house and therefore all bets are off as to how/where they conduct their sales. Of course, they would represent the very small fraction of the total market dominated by the argonauts like LoanStar, Executive, Trustee Corps, etc. You could build your own list by reverse engineering past sales by pulling recorded Notice of Trustee Sale documents and noting sale "Time and Place" patterns. Once you know who the companies are conducting the sales, contact them and ask them what their normal schedule is. They really shouldn't mind telling you. You could even ask some of the "40 thieves" where the sales all, however they might have some fun at your expense, if you know what I mean. Another way to learn, is to offer to be some large regular buyer's bidder and they'll run you all over town ragged as you make offers, if it works as it does here. Ultimately, if you hang around trustee sales long enough, you'll learn where the lion's share of sales are conducted. Also, like my friends have been telling me for many years, if you hang around barbershops long enough, you're eventually going to get a haircut. Hope that works out in your favor.
