Tricia, as you probably know, many lenders won't accept new appraised value for purposes of calculating the new buyer's LTV (loan-to-value) when the seller has owned the property for less than 90 days. For this reason, it's a good idea to make sure the end buyer has selected a lender that doesn't have seller title seasoning requirements.
