So I suggest you locate the REO agents and do business with them directly. They like not sharing the commission with a buyers agent and will know about a property before it hits the MLS. Now as Dawn seems to be suggesting I would not limit my hunt to post-foreclosure properties because not all of them are upside down pre-foreclosure, or if they are you may be able to short sale and get the same results as buying REO. . I was a real estate broker and investor specializing in property west of the El Camino in Santa Clara County for years, as a matter of fact I flipped a Cupertino property last year and I haven't been in the state for 5 years now. Planning to return, just don't have a clue when. What is your goal, is this a personal residence or an investment to resale? BTI
