No, they're just sufficiently motivated.

Without trying to be nosey or sarcastic, do you ever buy properties directly from property owners?

If not, I can understand why you'd think that this is a ludicrous proposition. However, before there was cheap, loose money, there was creative seller financing. That's what people did (and now do) sometimes when they needed to convert an asset (real estate) that isn't putting food on the table and it only causing heartache for the owner.

The ideal candidate is emotionally done with the property and happily detaches from it.

On the other side is a homeowner who's loosing their home and can show you the clawmarks on the front sidewalk to prove that they're not ready to part with it easily.

These are two very different type property owners.

The trick is to learn to fish for the species that I want, not the bonefish that I don't want. If there's no meat on the fish (upside down) I won't put them on the grill.

Hint: serve them when they're really fresh (sushi anyone?). Please pass the wasabi...and easy on the soy sauce.
