See the future...In Reply to: I see... posted by CC in OC on June 06, 2009 at 8:05 PM Seller financing is not really a loan at all; it's the terms for which the seller and buyer agree upon. So, if I offer the seller, say, $100,000 for their free and clear property, and we agree that I'll pay $500 per month, that's the terms. No mention of any interest. Essentially, I'm buying the property $500 at a time, in little chunks. Now, what people don't think about much, it that the real opportunity lies ahead. If I purchased the property on terms for 30 years, what are the odds that the seller is going to wait patiently for all of their money? Pretty slim, right? Especially if they're not likely be be around for 30 years (such as a healthy eighty year old, or a fast living forty year old!). I now engineer the notes that I give to purchase properties with the future in mind; I expect that the sellers will come back wanting to convert the note into cash. I'm willing to do that, at a substantial discount. What's the present value of a $100,000, 30 year, 0% interest note with payments of $500/month? Plug it into your HP-10BII. What would you as a note buyer pay for that puppy? Not much, eh? And that's what Peter Fortunato calls "Throwing footballs into the future."
