I've had a few brewskies. The answer to the OPs question of what is a Short Sale: If the landlord is closing an Escrow on August 1st and the new buyer wants possession of the property you will need to move. If the property is going to foreclosure sale you will now get 90 days in the property free before the new owners can evict you. Does that make sense?
