: Kristine offered some good advice. Once you start doing deals, you'll learn. The more you do the better you'll get. The important thing is not so much how to cure the title but the cost to cure. You need to find a very good RE atty that you're comfortable with. Interview many. Once you acquire some experience you should have a rough idea what it will cost to cure the problem. If you not sure what to estimate in constructing your offer call your atty. Some of the lesser problems you can resolve, but the really sticky ones will require an atty. If you do the work yourself, make sure that you're adequately compensated for your additional time.
