There's your problem, you are making offers (not bidding) if the
property is listed with a Broker. There is a difference.
You need to bid at the auctions. But first you need to get
educated. You and I are in the same boat. Don't feel bad, I am
a broker. I have bought and sold many homes for myself as an
investor, but always listed properties or HUD homes. I have
never even made a bid at an auction before, although I won
many bids on HUD homes back in the 90s. This is a whole new
ball game for me. As soon as I find some safe, honest advice, I
will post it. Until then, good luck and be very careful!!!

: Are there any foreclosure agents who can help individual buyers buy foreclosure properties? I prefer paying an agent some commission as a buyer rather than doing it myself.

: I have been bidding on foreclosure properties in the bay area (sunnyvale, cupertino, west san jose) but I always get outbid or lose to all-cash offers.

: I have been bidding 3% over list price on foreclosure properties listed on MLS and I just lost to an all-cash offer.

: I have a realtytrac subscription but it does not help much as it just shows which properties are available and nothing more.

: I have an agent who keeps terribly discouraging me on buying foreclosure properties. But I have noticed that the regular sale homes in sunnyvale, Cupertino and West San Jose are much higher priced than foreclosures.
