All I do is solve title. But I don't make the decisions about what needs to be solved. That's the job of the title officer and their legal advisors, guided by underwriting. I then take what has to happen and make it happen. Probate estate. Quiet title action. Extinguish lien. Foreclose out liens or interests. So, curing bad title, IMO, is all about title insurance. And since I don't want to be the title insurance business, I don't want to study curing the bad title. I want the checklist. The checklist is the prelim and the litigation guarantee policy. Those are faster and cheaper than studying up on title. Kristine : Are there any books,tomes,dissertations,writings out there about the "hands on" business of curing bad title?
