Purchasing property from surviving joint tenantI have a seller ready to do business. My question (and I searched the archives already): Title currently shows husband and wife as: Dan Beatle Juice and Beatrice Juice, husband and wife as Joint Tenants. I want to create a deed to transfer the property to a trust so I can take over the property sub2 the current lien. I don't know what to write on the new grant deed. Do I put Beatrice Juice, Widow after her name? I am going to have her sign a purchase and sale agreement for $1 more than the loan amounts and do a full escrow, but I want to capture the equity.
