: Don't kid yourself for one minute. The number of people (investors) willing to put up with these constraints will continue to shrink in the short run as the incentives continue to evaporate. Credit will continue to tighten up for rental properties. Interest rates will surely increase as the debt already amassed from the prior regime is added to by the "absolutely essential" TARP and other wasted funds creating an even greater national debt.

: Friends, hold on to your seat and be prepared for an even wilder ride than we've seen yet.

How would you know if a lease is valid or if a squater just moved in and produces a lease. In my area, peopple routinely move into vacant homes in foreclosure to get cash for keys or owners with vacant homes let their friends or family member put some furniture in the home to act as though they occupy to negotiate settlements. This happens daily and I can see it coming when I enter a home a find a couple chairs and a coffee table placed neatly in the living room and nothing else other than a mattress on the floor in a bedroom. Once you change the locks and start to clean up, you get a call stating that you're in trouble for unlawful entry and theft of the property. Can the politicians merely create any bill they want without a vote on it. What if they decided to sign a bill to confiscate your rental homes?
