One of the chief reasons that make seller financing so attractive is that terms can be customized to suit all parties. If you think getting an institutional lender to modify their loan docs, insert your carefully crafted language, and suit your needs, I wouldn't hold your breath. Trying to get a Fed Ag agency to agree to your changes ought to be worse. If the buyer/borrower purchase your property and took title in an entity, you could encumber the property with an AITD (Wrap) to make certain the underlying payments are made, and create some form of controls over the entity such that there was no need for a subsequent transfer. You've got to put your thinking cap on. Not gonna spoon feed the solution here.
