Is most of what you know hear-say and not personal experience? Then you go and check the data and find that 10 deals last year worked out alright? There is no lesson the guy needs that can be taught by the "pros." He's getting the deals for the right price for him and the other investors don't want it for that price. This is so basic. Sometimes volume is a better business model than quality (in terms of profit). What can we do to this guy? You can't be serious. Maybe you should bid after him. You need deals, not friends in front of the court house. Kristine
