Finders fee's,or referral fee's, are legal in California for the introduction of one party to another. Going beyond that such as what you want to do requires a real estate license.

The only way around the license is to become a principle in the deal, such as you take title with him as a 1% owner and he buys you out later, or some other arrangement where you are a principle.
