What to do?

Hi folks, first time posting and very grateful reader and student. I have a bit complicated problem and hope to get some enlightenment here.

This is Socal and a house will be on TS pretty soon. A refi 1st is going to sale but the owner had passed away a couple of years ago. His niece had received a grant deed before the uncle passed away and for the past few years she made the payments. She had not pay almost 8 months and it will be on sale in June.
She asked around and found out that she could not get the loan mod and some told her to pursue short sale. Could she do short sale, eventhough her name is not on the loan? Would this property goto probate sale? Pardon my ignorance and any advise or comment would be greatly appreciated.
