If you're correct, the poster did fool me as their experience level seems rather limited. Also it would be exhibit A that many in asset management were in another line of work 2-3 years ago, and in another line 2-3 years hence (ditto loan modification & IRS settlement companies). I look forward to those days. These problems are usually fairly easily resolved. Often it's a matter of educating the title company and if they can't be it usually pays to shop for title insurance. Usually any non-routine clouded title issues are discovered and resolved before marketing the property. Usually you're not blindsided by serious title issues, but a new startup company could be. I'm also amazed at the number of questions posted by realtors. I wonder what their broker is doing for them and what actually their broker knows. I think that we both know the answers, but let's not go there.
