I've had better luck with cash for keys than with any eviction, to be sure. IMO, which is just that, opinion, heirs (who are not owners, no doubt about it) get 60 days (tenants notice). The time it would take to validate your claim that they are the owners (should they object to a 3 day notice) would make moot any grand schemes about treating them like owners. Look at cash for keys with an appropriate consideration amount. The real question is: do you want the property back in less than 60 days or don't you? And then, what's that 60 days worth to you?
