Have you checked to see what the vesting is on the deed? Real property held as joint tenants doesn't need to be probated. Have you looked at the entire title picture....as in anything affecting title in both their names, things like liens, judgments, etc.?

Let's see if it's a probate situation before we send you off to probate boot camp. Kristine

: I have a motivated seller with a property in OC. Husband died. Both widow and husband are on title. Only widow is on loans. She is willing to sell it to me for what she owes, but probate hasn't been started. Property has about 100K equity in it, but needs work. Any suggested reading material out there for investors to learn probate?
