Jerry K is right. The investor seller MUST line up a lender for whom seasoning isn't an issue. If that lender isn't competitive, you may have to buy down the rate until they are. There are several lenders whose claim to fame is "no seasoning." I occasionally receive flyers from them and I have posted their names on this website in the past.

While "buy low sell high" is an American creed, it's not flyin' with lenders at this time. You must convince them of added value and even then most of them don't care.

Tip: Take before and after photos of the property. Save all receipts for work performed.
