Re: When will you recognize that...In Reply to: When will you recognize that... posted by Rick, the Probate Guy on April 28, 2009 at 9:42 AM hi rick, no lenders that i know go to the extent of looking at the charges made by the municipality in which the property, that they want to lend on, is located. it would be nice to have all sorts of knowledge before making a loan. it would have been nice to be able to know that properties were gonna fall 30% or more, as well. i commend you for your knowledge about your business. not everyone wants to spend the enormous amount of time to become that knowledgeable. it is a business for you. you probably close 25 times more deals than i do. in the past, i might average 1 new deal a year. how much time would you spend on your education if you were closing one deal a year ? i circumvent spending that time by attempting to get very safe loans, and by learning who to do business with. on the first count, my track record shows my success. not until this huge financial crisis have i ever had to take over a property. on the second count, i have been extremely successful. this in part, due to my KNOWLEDGE of human behavior, and what to look out for. i have had several people from this board alone contact me, in regards to my lending knowledge. i know the MAJOR ISSUES regarding lending. the ones that can get you into real trouble. and i am still learning. title companies are no longer behaving as reputably as they once did. same is true of the appraisal industry. you see - i do use my KNOWLEDGE about some things - LOL. our current situation has made me make changes such that i am now even more conservative with my lending. continued thanks for all your support.
