: Is it best to just call them myself, or have a real estate lawyer do so? Also, do i call now to make them happy? Can I wait a few months to save up some cash to rent, how long do i have?

Lawyer??? No, just get a RE agent that is experienced with Short Sales. Typically you will get anywhere from 3 - 4 months of being late, another 3 months for the Notice of Default period and 21 days for the Notice of Trustee Sale period.
