: In my opinion, SoCal may be too general of a statement. I believe certain pockets in hot areas have bumped up slightly from the December/January lows. December and January are traditionally slow months, so to see more activity heading towards the Summer is normal. The long term trend is still down. A few more Buyers that believe they are getting the deal of the century have come out and are using low down FHA financing. Another contributing factor to more activity is that banks have been really holding back on foreclosing on many people. I believe by next year that will change and they will start foreclosing on people left and right. Once a flood of more bank owned properties hit the market inventories will go back up and prices will move another leg down.

I'm at a 100% agreement with you. I just wanted to see if I was not the only one who was noticing this phenomenom.
I've only placed offers on props that I thought had upside to rental value, but as to flipping, I'm a bit cautious about the coming tide.
