This is something unique to purchase money mortgages in CA. However, what might cause me to pass is the vascillating tendencies of people who are on-again, off-again as to whether they'll be wasting my time or not while negotiating. What's your experience been with the principals so far? Or maybe, you're just passing up on T/S deals. I think at a T/S auction, you might be OK, except the AJ would be subordinate to the subject P/M loan(s) and jeopardize any surplus funds, if you chase those.
