As John Schaub says, "you can't eat equity." So, learn from your mistakes, be quick to recognize what actions lead you down and to the current path, and gain every tidbit of information from the past experience. Make a decision if you want to stay in the game or exit. As far a righting the mistakes of the past, you'll have to decide if these errors are holding you down and if you can sustain the burden for an extended period of time. Cash flow is probably your toughest immediate challenge. You are probably wise to get jobs, however they will certainly take a toll on time and energy in terms or your ability to get back into the game. If you've determined what actions you won't repeat in the future, then you are ready to learn about what strategies and tactics will make you a success. The good news is that you are entering a time period that will not be repeated again for many years to the extent we are seeing the market tank. People just don't value the benefits of owning real estate like they did several years ago. And that, my friend, is where the opportunties live. If you are going to get back into the game, your objective is to get controllable interests in real estate today that are sustainable, have limited exposure, that cash flow (or equivalent) and will provide you long term benefits when things improve in a few more years or more. Buy properties with seller financing (long term, and no balloons, of course). Use long term, strategic options to tie up properties. Equity share. Sandwich lease/options whereby you become a Master landlord, tie up property with current owner, and sub-lease to another tenant. Wrap-mortgages for equity and yield spreads, Etc. I wouldn't want to forget the past, but you won't find what you're looking for unless you do look forward. "Remain teachable" RTPG
