Mark's got you pointed in the right direction. Your original post makes a lot of assumptions from mere anecdotal evidence. No heirs? THat's pretty darn rare.

The Pub Admin gets involved when no immediate heirs surface however I can bet you that there are prably heirs out their in the hinterlands. Try a little research, maybe Ancestry.com, or even skip tracing the decdent. Pull the probate file and examine it.

You haven't even STARTED to perform any real due diligence until you checked title and the cour file. Are there any docs in the file regarding disposition of the asset(s)? Creditor claims? Heir assignments?

Go ahead and repost when you've found a little more info then we can keep you headed towards a profitable payday.
