RICK: Probate question....

Rick - I've got a probate-type question and wanted your thoughts please:

I found a house in Sacramento that's in default - NOD recorded two months ago. I talked to a neighbor who said that the owner/trustor died about a year ago and had no heirs, so the State has taken over her personal property and the house and has been doing some upkeep - mostly yard and pool maintenance. There appears to be quite a bit of equity.

What is the effect of an owner who dies without heirs and the property escheats to State? Any advice on how to proceed and who to talk to at State of California about the property?
