There is no perfect market, just as Rick said, you need to keep adjusting ...

During booming market, it easy to sell, but hard to buy.
During down market, it is easy to buy, but hared to sell.

There are always super deals there, many more than you can buy even for flipping in current market, so good luck in hunting ...
