From my vantage point as a short sale negotiator, I can tell you that short selling lenders don't give a fig about speculators/investors. Banks are moving toward preserving their rights to collect on deficiency judgments. Fannie and Freddie most certainly don't consider deed-in-lieu as anything less than a foreclosure. New guidelines now say that the seasoning period for foreclosure, short sale and/or deed-in-lieu is 5 years (up from four years) plus minimum 10% down on next purchase. Banks are certainly not taking the current situation lying down.
