At the auction the starting bid was less than the amount on the NTS. Any suggestions where I could get this starting price prior to the sale. Call the beneficiary to see if the bid price has been prepared. They may not give out the info due to confidentiality reasons but you may try to get around a rep by saying it's general info. Or call the trustee to see if the bid price has been sent usually two or three days prior to auction. Maybe, the bidder had an inside person providing info. Who knows? Some lenders are dropping the min bid price because they don't want the carrying costs i.e. prop tax and haz ins in addition to added costs to maintain prop/prep for sale and commissions in a deteriorating market. The servicing company I used to work for had avg. percentage reductions and 20% or more was not uncommon.
