Who's foreclosing? Without seeing the original lender's loan file it's impossible to determine if the lender may or may not have problems in enforcing their first lien position (or any portion thereof). If it's a non-judicial foreclosure I most likely stay away. Oh, BTW what a very conservative estimate of the house's value?
