Ward, What About Just Releasing?...

Ward,

This must be a very common situation where there is no equity left...do you think we would have more luck not asking them to forgive, but just to release a portion, otherwise the sale is impossible and they won't get anything...do you think releasing might be a greater likelihood than forgiving part of the loan? Can they still keep their judgment in place and still sign off on the sale of the property?
