Anywhere from 6 to 20 people show up. Often no one bids because the deals are so bad (owe more on mortgages that the house is worth) but not always. Went to one county and four houses went. Gone to other auctions, and no buys. However, I have never seen no one paying attention. By the way, what's the advantage of looking for probate? Buying equity? Mark H. Advantages of looking/buying probates for me is the way the r.e. market is now with n.o.d's etc., I'm just looking for a back door into investing and some of the research when I'm pulling files, I'm finding homes that are free and clear and some properties were new loans have been taken out before the decedent passed away in which those with recent loans are not worth what the estate appraisal estimate's. My question when I ask myself when I'm searching files is, I wonder how well the family is getting along?? I received a call yesterday from an executor in Olivehurst, CA (yuba cnty) a day after she received my letter and she seemed motivated as well as her brother in Marysville, Ca who are not getting along.. Property is a mobile home and heir's est. of value is $175,000.00 minus $75,000.00 for loan that was just taken out. If I work my numbers, maybe do a seller finance with what equity there is and relieve tension/riff between brother & sister....
