Their kids are probably acting more like adults than their parents, but I digress. It sounds as though the house was being remodeled, albeit $40,000 is extensive remodeling. Sounds like the owners fell victim to change your life and you will change your marriage. Doesn't often work. Appraisals being off aren't unusual where the appraiser didn't have access. Appraisers aren't Superman. In reality the appraisal was nothing more than a drive-by appraisal (yikes!). In the given situation realistically it will take at least 4-6 months to get the house back on the market assuming the former owner moves promptly (big if), the foreclosure was done properly, the lender's workload, and various other factors depending upon how the lender administers the listing and property management functions. So if this doesn't fit your required time frame I'd move on. If property is that great, there will be competiton.
