Suspect Ownership Recording of Deed of Trust

Preliminary Information I have on a parcel up for auction shows a Deed of Trust and Notice of Trustee Sale with THREE trustors:

Husband and Wife as to 1/2 percent interest...

Their Son and his Wife as to an undivided, commmunity property of 99 1/2 interest...

And then JUST the first husband with "a sole and seperate property an undivided 1 percent of a 1/2 percent"...

Anyone have any idea why it is set up this way ????
