Info is the same, it's the way it's indexed and the cost that vary.

: Is this were the title company gets it's infomation from, or is there another source they get there info, from. I just want tot make sure I get all the facts I can on a property before I track down a homeowner. Thanks so much for the quick response.

The info in a county recorder’s records is the same info that a title company has. The difference between the two isn’t the stored info, but how the information is accessed.

At a recorder’s office title information is accessed by using the name of the parties involved in a transaction, whereas a title company’s records are accessed by the legal description of the property involved.

The upshot of the difference is that a recorder’s office search is much more fault tolerant of mistakes whereas a title company search is quite intolerant of mistakes.

The trade off is that a search through a recorder’s records is much more laborious and time consuming than doing the same search at a title company where the info is aggregated by a specific legal description in recorded order.

A typical, normal title record search for one of our trainees down at their local recorder’s office will take from 8 to 12 minutes, whereas the same search at a local title company would take about 2 minutes.

The difference between the two approaches is that the title company approach is about 98% accurate when compared to doing the same search at a recorder’s office. So statistically, about 2% of the time there will be a variance between the two reports, with the more accurate one being, the one done at a recorder’s office.

The 2 minute search done at a title company is not available to a user in raw form. It will be polished and printed up in the form of a title report that will cost about $400 or so. The 8 to 12 minute search at a recorder’s office is actually done by the user and costs nothing.
