As we both know it's not as easy as you see on TV. Granted those who sell books, CD, and seminars tend to perpetuate that as it's good for their business. Hopefully those contemplating entering the business will heed your words of wisdom. Diving into the business is okay if you're unemployed and have a spouse to support you, but the part-time route is probably the wise thing for most until they found out if they like the business and can be successful at it. I find that many on this board and on TV don't have the basic skills, personality, or commitment to reach the degree of success that you've obtained. They do have enthusiasm, but that's more through ignorance and naivety than anything else. I've been in loans & RE for close to 25 years and there's tons of stuff that I still don't know, but I know where to get the information and I'm not afraid to ask questions and am constantly learning about all businesses. RE investing is probably a lot like marriage. If everybody knew how difficult it would be, most would never attemtpt it.
