UNLESS you seek FHA financing for any future property purchase. FHA doesn't recognize community property laws, even if your wife quit claims her interest in your property. If you're married, your wife's credit history will be used to qualify you.

If you seek a CONFORMING loan, her credit history isn't an issue.
