People who finance MH are the greatest at risk in a recession. 2) IRA, 401-K, etc are trusteed accounts and exempt from bankruptcy and I believe attachments, so they aren't attachable like land is. That's the biggest reason for land trusts. There are millions who were motivated by greed during the RE boom and now regret it putting it mildly. I suspect greed will prevail.
