: Here's the way it works, folks:

: 1. Lenders don't negotiate short sales with homeowners unless the homeowner has an end buyer in place.
: 2. The homeowner must be behind in payments before the lender will begin negotiations.
: 3. The lender won't approve a short sale unless and until there's a new buyer for the property.
: 4. Real estate agents who take listings and expect the lender to approve a short sale without an end buyer standing by will fail miserably at short sales.
: 5. The lender will pay a short sale negotiator's fee provided that the real estate agent doesn't expect a full 6% commission.

: I've been doing short sale negotiating for several months now, and this is the way it works at this time.

Everything you state is true, however I fail to see how it makes RE Agents poor SS negotiators.
